Why Shops and Warehouses Are Automating Their Shutters

Anyone who has manually hauled up a heavy shop shutter at opening time, or wrestled one down at closing, knows it is hard physical work. For a small shop it is a daily chore. For a warehouse with multiple large shutters, it is a staffing consideration. Automatic rolling shutters replace that effort with a button press, and they are becoming standard for new commercial construction across Pakistan.

Automatic rolling shutter on a shop front

An automatic rolling shutter uses an electric motor to roll the shutter curtain up and down. The motor can be a tubular motor inside the roller drum for lighter shutters, or a side motor (also called a central motor) mounted beside the drum for heavier commercial shutters. Control is typically by wall switch, remote, or both, with manual override for power outages.

BPC Company supplies and installs automatic rolling shutter systems for shops, warehouses, showrooms, and commercial buildings from our Islamabad and Swat branches. This guide explains the types, the components, and what drives the price, so commercial buyers can specify and compare correctly.

Types of Rolling Shutters and Their Motors

Shop front shutters. The most common application. Openings are typically moderate in width, and the shutter serves as both security closure and storefront when closed. Tubular motors usually suffice. Many shop owners choose perforated or grille-type slats that allow visibility and ventilation while closed, which affects the slat cost.

Warehouse and industrial shutters. Larger openings, heavier curtains, higher duty cycles. These need side motors with greater lifting capacity and are built for frequent daily operation. The shutter curtain is typically thicker gauge steel for security and durability.

Showroom shutters. Similar to shop shutters but often specified with a cleaner finish since the shutter is visible to customers. Powder-coated slats in brand colors are common.

Garage and parking shutters. Residential and commercial parking entrances. Moderate sizes, tubular motors usually adequate, often integrated with remote access for vehicles.

The motor type follows the shutter weight. As a general principle, if the shutter is light enough for one person to lift manually with moderate effort, a tubular motor handles it. If it takes two people or is a struggle for one, it needs a side motor.

Shutter Components That Affect Price

A rolling shutter is a system of several parts, and each one influences the total cost.

Slats (the curtain). The interlocking horizontal strips that form the shutter face. Slat material is usually galvanized steel or aluminum. Steel is stronger and more common for security applications. Aluminum is lighter and resists corrosion better, suiting coastal or humid environments. Slat thickness (gauge) affects both price and security. Thicker slats cost more and resist forced entry better.

Side guides. The vertical channels the curtain slides in. Heavier shutters need deeper, stronger guides. Guide quality affects how smoothly and quietly the shutter operates.

Roller drum and axle. The drum the curtain wraps around. Larger, heavier curtains need larger drums and stronger axles with proper bearings.

Bottom bar. The weighted bar at the curtain's lower edge. Often fitted with a rubber seal and, on security installations, a locking mechanism.

Motor. Tubular motors for lighter shutters, side motors for heavier ones. Motor lifting capacity must match the curtain weight with margin. Undersized motors burn out. This is the component where cheap quotes most often cut corners.

Control system. Wall switches are standard. Remote controls add convenience, especially for drive-through applications. Multi-shutter control panels suit warehouses with several shutters.

Safety and security accessories. Safety brakes that prevent the curtain from crashing down if the motor fails, alarm integration, and manual override cranks or chains for power outages.

Manual Override: Non-Negotiable in Pakistan

This deserves its own section because it is critical and sometimes omitted from cheap quotes. Pakistan's power situation means any automatic shutter must have a reliable manual override. If the power fails with the shutter closed, you need to open your shop. If it fails with the shutter open, you need to secure the premises.

Manual override typically takes the form of a hand crank or chain mechanism that disengages the motor and lets you operate the shutter by hand. It should be demonstrated during handover, and every staff member who might need it should know where the crank is kept and how to use it. When comparing quotes, confirm that manual override is included and ask to see it work before accepting the installation.

Battery backup is an alternative or complement to manual override. A backup unit powers the motor through outages. For high-value premises, having both backup power and manual override is the belt-and-braces approach.

What Drives the Price: The Complete List

  • Opening size. Width and height determine the curtain area, drum size, guide length, and motor capacity. Larger shutters cost more in every component.
  • Slat material and gauge. Galvanized steel vs aluminum, and the thickness of the slats.
  • Slat type. Solid, perforated, or grille slats. Perforated and grille types cost more than solid.
  • Motor type and capacity. Tubular vs side motor, matched to curtain weight.
  • Number of shutters. Multiple shutters on one premises may share control infrastructure, reducing per-unit cost.
  • Control options. Basic switch vs remote vs centralized multi-shutter panel.
  • Manual override and battery backup. Essential in Pakistan, and a real cost component.
  • Finish. Standard galvanized vs powder-coated in custom colors.
  • Installation complexity. Ground floor shop vs upper floor, access for equipment, existing structure condition.
  • After-sales support. Warranty terms and service availability.

BPC quotes automatic shutters after measuring the actual opening and understanding the usage pattern, because a shutter that opens twice a day needs different specification than one that cycles fifty times.

FAQs

How much does an automatic rolling shutter cost in Pakistan? There is no standard price because every shutter differs in size, slat material, motor type, and controls. A small shop shutter and a large warehouse shutter are entirely different projects. We provide written quotations after measuring your specific opening.

Tubular motor or side motor: which do I need? It depends on the curtain weight. Lighter shop shutters typically use tubular motors concealed in the drum. Heavier warehouse shutters need side motors with higher lifting capacity. We specify the motor based on your shutter's actual weight, not a guess.

What happens during load shedding? With manual override, you operate the shutter by hand crank until power returns. With battery backup, the motor keeps working through outages. We recommend confirming which option your quote includes, because it is sometimes omitted from low quotes.

Are automatic shutters secure against break-ins? A properly specified steel shutter with quality guides, a locking bottom bar, and correct installation provides strong physical security. The motor itself adds resistance since the curtain cannot easily be lifted when the motor brake is engaged. For high-risk premises, discuss thicker gauge slats and alarm integration.

Can I automate my existing manual shutter? Often yes, if the existing curtain, guides, and drum are in sound condition. We inspect the shutter before quoting because a worn or damaged curtain will cause problems for the new motor. Sometimes refurbishing the shutter first is the honest recommendation.

Do automatic shutters need maintenance? Yes. Periodic checks of the guides (kept clean and lubricated), motor operation, safety brake function, and manual override readiness. Commercial shutters in daily use benefit from scheduled inspection.

How noisy are automatic shutters? There is mechanical sound during operation, more noticeable with steel slats than aluminum. Quality guides and correct installation keep noise reasonable. If quiet operation matters, such as for a shutter near residential areas, mention it during specification.

What should the quotation include? Slat material and gauge, motor make and lifting capacity, control type, manual override, safety brake, finish, installation scope, and warranty and service terms. A quote that only states a shutter size and a price is not detailed enough to compare.
