Why Roofs Leak in Pakistan
Every monsoon, the same story repeats across Pakistan. Brown patches spread across ceilings. Paint bubbles and peels. In bad cases, water drips directly into living rooms during heavy rain. The cause is almost always the same: a roof that was never properly waterproofed, or waterproofing that was done cheaply and has now failed.

Pakistani roofs face harsh conditions. Flat concrete roofs (the most common type) expand and contract with temperature swings, opening hairline cracks. Monsoon rain pounds these cracks for weeks. In winter, frost can widen them further. Without a proper waterproofing system, water finds its way in.
This guide explains roof waterproofing services in Pakistan: the systems available, how professional waterproofing is done, and what affects the cost. BPC Company provides Greenseal waterproofing services from our Islamabad branch (Plaza 54, MB Commercial, DHA Phase 2) and our Swat branch (near 3 Friends CNG Pump, G.T. Road, Qamber, Mingora).
What Professional Waterproofing Actually Is
Many people confuse waterproofing with painting the roof with a waterproof paint. They are not the same thing.
Professional waterproofing is a system: surface preparation, crack treatment, primer application, membrane or coating application to specified thickness, and proper curing. Each layer has a function, and skipping steps is why cheap waterproofing fails within a season or two.
BPC uses Greenseal waterproofing technology, applied according to the manufacturer's specifications for each surface type and condition. The system is matched to the problem: a new roof needs different treatment than a ten-year-old roof with active leaks.
Common Roof Problems in Pakistan
Cracks in concrete. Thermal expansion and structural settling create cracks that widen over time. Water enters through even hairline cracks during sustained rain.
Failed previous treatments. Many roofs have layers of old bitumen, paint, or cheap coatings that have cracked, peeled, or blistered. These must be addressed before new waterproofing can work.
Ponding water. Flat roofs without proper slope hold standing water after rain. Ponding accelerates every form of roof deterioration and overwhelms marginal waterproofing.
Parapet wall junctions. The joint where the roof meets the parapet wall is a classic leak point. Water runs down the wall and seeps through the junction if it is not properly sealed.
Plumbing and fixture penetrations. Pipes, vents, and antenna bases that penetrate the roof create openings that must be individually sealed.
Previous patch repairs. Roofs that have been patched repeatedly often have a patchwork of incompatible materials, none of which bond properly to the others.
Greenseal Waterproofing Systems
Greenseal is the waterproofing technology BPC applies. Different roof conditions call for different Greenseal system configurations:
Coating systems for roofs in reasonable condition. These are liquid-applied membranes that cure to form a seamless, flexible waterproof layer. They accommodate minor thermal movement and are suitable for preventive treatment.
Reinforced systems for roofs with cracking or movement. A reinforcement fabric is embedded in the coating to bridge cracks and handle greater structural movement.
Heavy-duty systems for severely deteriorated roofs or areas with ponding water. These build greater thickness and durability for the most demanding conditions.
The key principle: the system is matched to the roof's actual condition after inspection, not sold as a one-size-fits-all product.
The Professional Waterproofing Process
Here is how BPC approaches a roof waterproofing project:
Step 1: Free site inspection. We visit your property, inspect the roof surface, identify active leaks and potential problem areas, check drainage and slope, and assess the condition of any previous treatments. This inspection determines which system your roof needs.
Step 2: Surface preparation. The roof is cleaned thoroughly. Loose material, old flaking coatings, moss, and debris are removed. Cracks are opened, cleaned, and treated. This step is unglamorous and absolutely critical; waterproofing applied over a dirty, loose surface will fail.
Step 3: Priming. A primer is applied to ensure proper bonding between the roof surface and the waterproofing system. The primer type depends on the surface material and condition.
Step 4: System application. The Greenseal system is applied to the specified thickness, with reinforcement where needed. Details (parapet junctions, pipe penetrations, drains) receive special attention. Application follows the manufacturer's coverage rates, not guesswork.
Step 5: Curing and inspection. The system needs proper curing time before exposure to rain or foot traffic. We inspect the finished work and explain maintenance to the homeowner.
Step 6: After-sales support. If issues arise, we return to address them. Waterproofing is too important to abandon after application.
What Affects Roof Waterproofing Cost in Pakistan
BPC does not publish fixed rates because every roof is different. These are the factors that determine your cost:
Roof area. Larger roofs need more material and labor. This is the most straightforward cost driver.
Roof condition. A new, clean roof costs less to waterproof than a deteriorated roof requiring extensive preparation, crack repair, and old coating removal.
System type. Reinforced and heavy-duty systems cost more than basic coating systems because they use more material and take more time to apply.
Drainage and slope issues. If the roof needs slope correction or drainage improvements to prevent ponding, this adds to the scope.
Details and penetrations. Roofs with many pipes, vents, skylights, or complex parapet junctions require more detail work, which takes more time.
Access. Roof access difficulty (no stairs, high-rise, restricted sites) can affect labor costs.

Waterproofing vs Heat Proofing
Islamabad buyers often ask about heat proofing alongside waterproofing. They are related but different.
Waterproofing stops water ingress. Heat proofing (usually reflective coatings or insulation) reduces heat transfer through the roof. Some systems address both, and they can be combined. If your top-floor rooms are unbearably hot in summer, discuss both options during the site inspection.
Red Flags in Waterproofing Quotes
"Just paint it" solutions. If a contractor proposes a single coat of paint as waterproofing, they are not doing waterproofing.
No surface preparation mentioned. Any quote that does not include cleaning, crack treatment, and priming is cutting the most important steps.
No system name. "Waterproof chemical" is not a specification. Ask which manufacturer's system is being applied.
Unrealistically fast timeline. Proper preparation, application, and curing take time. A contractor promising to waterproof your entire roof in a few hours is skipping steps.
No site visit. Waterproofing cannot be quoted accurately without seeing the roof. BPC always inspects before quoting.
Getting Your Roof Treated
The best time to waterproof is before the monsoon, but treatment can be done year-round in dry weather. If your roof is already leaking, do not wait; water damage to ceilings, walls, and electrical systems costs far more than timely waterproofing.

FAQs
How much does roof waterproofing cost in Pakistan? Cost depends on roof area, condition, system type, and preparation needed. BPC provides free site inspections and itemized quotations. Contact us on WhatsApp for an accurate assessment.
How long does roof waterproofing last? A professionally applied system, matched to the roof condition and properly maintained, should protect for many years. Cheap, improperly applied treatments may fail within one monsoon season.
Can waterproofing be done in the rainy season? Application requires dry conditions for proper bonding and curing. The ideal time is before the monsoon. Emergency repairs during rain are possible but limited in scope.
What is Greenseal waterproofing? Greenseal is the waterproofing technology BPC applies, with different system configurations (coating, reinforced, heavy-duty) matched to each roof's condition.
Do I need to remove the old waterproofing first? Loose, flaking, or incompatible old treatments must be removed for the new system to bond properly. Sound, well-adhered previous work may sometimes be overcoated. Our site inspection determines this.
Will waterproofing also cool my roof? Standard waterproofing primarily stops water. Some systems include reflective properties that reduce heat absorption. Discuss heat-proofing options during your inspection if cooling is a priority.
Does BPC waterproof water tanks and basements too? Yes. We provide Greenseal waterproofing for roofs, bathrooms, basements, and water tanks. See our waterproofing solutions page for the full scope.
